The property was highly exposed to wind and storm surge, requiring additional measures to protect the home from severe weather.
SOLUTION: To protect the home from storm surge and erosion, Banks Builders installed a seawall and bulkhead along the property’s waterfront. These measures provided both short-term protection during storms and long-term stability against coastal erosion.
The foundation plan called for a 4” slab, but additional reinforcement was necessary to ensure the home’s stability in an exposed location. Solution: Instead of the standard 4” slab, Banks Builders excavated a 12”x12” perimeter footing and placed two pieces of continuous rebar through all pilings and footings, securely anchoring the house to the ground. This exceeded the engineered requirements, providing a foundation strong enough to endure even severe conditions.
The home needed to be built to fortified standards due to its exposure to extreme weather conditions. Solution: Banks Builders constructed the home using building techniques designed for homes that experience strong hurricane style winds. This included the use of hurricane ties running from the roof down to the foundation and the selection of roof materials, exterior framing, and sheathing materials that were all built to withstand high winds and storms.
Due to the remote nature of the location, access and logistics posed potential risks to the project’s timeline and execution. Solution: Banks Builders meticulously planned the construction process and ensured that the right teams were in place to execute the project efficiently. The only access to the property was via a bridge, which posed potential issues if the bridge failed during construction. Solution: Prior to breaking ground, Banks Builders worked with the U.S. Army Corps of Engineers to create a comprehensive survey and engineering plan. This plan outlined the steps to be taken should the bridge fail, including emergency measures to repair the bridge and continue with construction.
The bridge had weight restrictions, meaning construction materials couldn’t be transported over it in large loads. Solution: Banks Builders secured specific signage and ensured all teams and suppliers were aware of the weight limitations. Materials were either transported by hand or in small loads to meet the bridge’s restrictions. This careful planning helped maintain the project schedule.
The property shared an easement with a neighboring house, which was part-time residence and full-time rental property. There were concerns that construction might interfere with access. Solution: Banks Builders maintained clear and consistent communication with the neighboring homeowners, ensuring that access was never restricted during construction. This proactive approach helped preserve good relations with the neighbors and ensured the project ran smoothly.
The property’s building pad was constrained by wetlands and surrounding flood zones, limiting the available space for construction. Solution: To create a suitable building site, Banks Builders installed a bulkhead wrapping around half of the property, then added fill to elevate the building pad. Coordination with the building inspector and health department ensured the septic system and building pad could be properly integrated.
Due to the site’s location, all utilities had to be bored underground, which required coordination with utility companies and subcontractors. Solution: Banks Builders met with utility providers and hired a specialized underground utility boring specialist. This allowed for efficient utility installation while minimizing surface disruption.
